Tagline

“Prove it.” means keeping a history behind your rental records: when records were added, when they changed, what supporting files were attached, and, where available, how the record was created. DeductFlow does not determine whether a deduction qualifies, prove that an activity occurred, or guarantee a tax outcome.

Plans and access

• Free: one property, 50 expenses per year, 20 mileage entries total, basic dashboard. No reports, exports, Mobile Companion, or cost segregation.
• Desktop trial: seven days, no credit card. Try unlimited properties, expenses, mileage, and active-hours tracking. Reports, exports, and Mobile Companion are excluded.
• Paid Pro: $24 per month or $149 per year. Unlock reports, exports, and Mobile Companion, with property, expense, hours, mileage, cost segregation, depreciation, and employee recordkeeping tools.

What the tools do

• Expenses: record vendor, date, amount, category, property, and receipt.
• Hours: timer or manual entry with person, activity, work date, duration, and original logged timestamps for new entries.
• Mileage: enter trip details or calculate route distance; no continuous background GPS tracking.
• Income: record income by platform and property.
• Cost segregation: keep study documents and entered amounts with property records; the app does not perform an engineering study.
• Depreciation and employees: keep asset details, payment amounts, and work descriptions organized for review.

Important boundaries

Demo screenshots contain fictional records, not customer results. Timestamps record entry creation, not independent verification of work. No tax savings, material participation, or audit outcome is guaranteed. No independent CPA review is claimed.

The product is built by a short-term rental host. It is not a CPA firm, tax filing service, or property management system.
