What Turno does for a short-term rental host

Turno, formerly TurnoverBnB, is the scheduling, verification and payment layer for vacation rental turnovers. It connects to your booking calendar and takes the turnover from there.

Running the schedule

  • Cleaning projects created automatically from your Airbnb, Vrbo and PMS calendars
  • Same-day flips and early checkouts pushed to your cleaner without a text from you
  • Your own cleaner, a team, or a Marketplace pro, on the same schedule
  • Inventory tracking for towels, toiletries and supplies, with low-stock alerts

Proving the work

  • Customisable photo checklists completed from inside the unit
  • Problem reports with images when something is broken or missing
  • In-app chat, so the thread is not buried in your personal messages
  • Automatic secure payment released when the job is marked done

Support is live around the clock, and the app runs in English, French, German, Italian, Portuguese and Spanish, which matters if your cleaning team does not work in English.

What Turno costs

Most single-property hosts pay nothing. The subscription only applies when you are coordinating your own outside cleaners across more than one property.

Your situationSubscription
One property on Turno$0Waived
All cleans booked through the Turno Marketplace$0Waived
Connected through an integrated PMS partner$0Waived
Your own cleaner, more than one property, paid annually$72/yrPer property
Your own cleaner, more than one property, paid monthly$8/moPer property

Every plan opens with a free 14-day trial and no card. Hosts who start from this page take 25% off if they end up on a paid plan. Pricing belongs to Turno and can change, so confirm it on their site before you subscribe.

Where Turno stops and DeductFlow starts

The split is clean. Turno owns everything up to the moment your cleaner is paid. We own everything after it, because knowing roughly what you pay is not the same as having it on paper, per property, per date.

Turno runs the clean

The operation

  • Auto-creates a cleaning project for every booking, across every platform you list on
  • Finds vetted local cleaners in their Marketplace when you need one, tomorrow
  • Photo checklists and problem reports from inside the unit
  • Pays your cleaner automatically when the job is done
  • Backup cleaner coverage when yours cancels the morning of a same-day flip
DeductFlow counts it

The record

  • Every cleaning payment on the record with its date, property and receipt attached
  • Cost per turnover and per property, so you know what a stay actually costs you
  • Supplies from the fourth Home Depot run land in the same ledger
  • Mileage to and from the property, at the correct split 2026 rates
  • Cleaner and contractor hours logged next to your own, which is the comparison that counts when you are tracking participation
  • One CPA-ready package in April instead of a shoebox and a prayer

What a year of cleaning actually costs.

A single property, 80 turnovers a year. You already know roughly what the cleans run you. The question in April is whether the rest of the category is written down next to them.

LineA year of it
Cleans, 80 turnovers at $120$9,600Deductible
Supplies restocked on the way in$1,400Deductible
Laundry service for peak weeks$900Deductible
Miles driven checking the work$740Deductible
The cleaning category, in one line$12,640

Illustrative figures for a typical single-property host. Your numbers are your numbers, which is rather the point of keeping them.

Is Turno worth it if you already have a cleaner?

This is the question most hosts actually have, and the honest answer is that the Marketplace is the smallest part of the product.

If you have a cleaner you trust, you are not looking for a new one. What you are doing is sending the same message every week, remembering which nights are back to back, chasing photos when a guest complains, and paying by whatever app that person prefers. Turno takes all four off your plate and leaves your cleaner exactly where they are. They get the schedule automatically, work the checklist on their phone, and get paid when the job closes.

The Marketplace then sits behind that as insurance. On the morning your cleaner is sick and you have a 4pm check-in, you are booking a vetted backup instead of cancelling on a guest. For a single-property host that whole arrangement is free, which makes the decision mostly about whether you want the scheduling off your plate.

Turno compared to the alternatives

Four ways hosts handle turnovers, and what each one actually gives you.

Texts and a payment app

Free, and it works until it does not. No schedule that updates itself, no photo record when a guest disputes the state of the unit, and a payment history that reads as a list of first names. Fine for one property and one very reliable person.

The task tool inside your PMS

Hospitable, Guesty and OwnerRez can all notify a cleaner when a booking lands. What they generally do not do is pay that cleaner, verify the work with photos, or find you a replacement at 7am. Turno integrates with each of them rather than replacing them.

Full property-operations platforms

Tools like Breezeway go deeper on inspections, maintenance and preventative work, and are priced and built for larger portfolios. If you are running dozens of doors with staff, that depth is the point. For one to five properties it is usually more system than the job needs.

Turno

Scheduling, photo verification, automatic payment and a cleaner marketplace in one place, free for a single property or for Marketplace-only hosts. The gap it leaves is the books, which is where DeductFlow picks up.

The Turno Cleaner Guarantee

The reason hosts hesitate on cleaning marketplaces is the horror story. Turno backs Marketplace cleans with their Cleaner Guarantee: if a clean does not meet your standard they credit up to $100 toward the next one, and when a cleaner cancels the morning of there are more than 55,000 turnover pros in the Marketplace and support staffed around the clock. Every job comes with photo proof. The guarantee covers Marketplace cleans in the US.

Turno questions we get most

What does Turno cost?
For a lot of hosts, nothing. Turno waives the subscription fee if you have a single property on it, or if you book all of your cleans through the Turno Marketplace. Past that it is $8 per month per property, or $72 a year per property paid annually, and only for the properties where you schedule your own outside cleaner. Everything starts with a free 14-day trial, and hosts who start from this page get 25% off if they land on a paid plan. Pricing is Turno's and can change, so confirm it on their site before you subscribe.
Do I need Turno to use DeductFlow, or the other way around?
No. They are separate products from separate companies. They just happen to sit on the two halves of the same chore: Turno handles the cleans, DeductFlow records what they cost.
I already have a cleaner I love. Is Turno still useful?
Yes. You can bring your own cleaner and use Turno for the scheduling, checklists, photo verification and automatic payments. The Marketplace is there for the day your cleaner texts you at 7am from a beach in Cancún.
How do Turno payments get into DeductFlow?
Log them as expenses like any other cost, or import them with a CSV alongside the rest of your transactions. Every cleaning payment is a business expense, and the record you keep during the year is what your CPA works from in April. More on that in deducting professional cleaning between guests.
What is the Turno Cleaner Guarantee?
On Marketplace cleans, if a job does not meet your quality standard Turno provides a credit of up to $100 toward your next cleaning. The Marketplace carries more than 55,000 turnover professionals and support is staffed around the clock for last-minute cancellations. The guarantee is available in the US only.
